What is an EPC and why & when do I need one?
An Energy Performance Certificate (EPC) is a document that provides information about the energy efficiency of your property. It features a rating scale from A (most efficient) to G (least efficient), reflecting key factors such as insulation quality, heating systems, and overall energy consumption.
The EPC not only provides insights into your current energy rating but also includes tailored recommendations for enhancements that can lead to significant reductions in energy bills and lower carbon emissions. Additionally, it outlines the potential rating your property could achieve by implementing these suggestions, helping you make informed decisions that contribute to a more sustainable future.
By improving your property's energy efficiency, you can save money on your utility bills and also play a vital role in creating a greener planet for future generations.
EPCs are required for a number of reasons, including:
-
Selling a Property: An EPC must be obtained before a property is put on the market. This ensures prospective buyers have access to information about a property's energy efficiency.
-
Renting a Property: Landlords are required to provide an EPC to prospective tenants before the property is let. This must be done at the earliest point in the letting process.
-
New Builds: An EPC is required when a new property is constructed and must be provided to the first occupant.
-
Major Renovations: If a property undergoes significant renovations that affect its energy efficiency, a new EPC may be required.
An EPC is valid for 10 years, but it can be renewed at any stage if significant improvements have been made to the property.
